If you are giving some thought to selling in winter, there are a few advantages of listing your property over the winter months that you may not have considered.

Winter on the Gold Coast is amazing and it is a very popular time for annual holidays due to the cheaper holiday rates, and our warmer winter temperatures attract visitors from New Zealand, Sydney, Tasmania, and Victoria. You would be surprised how many properties we have sold during the cooler months to buyers from the cooler climates looking for a new holiday home.

Here on the Gold Coast, over winter we have the most beautiful sunrises, and a lot of units still have plenty of warmth and light, particularly on the beachfront. A good agent will know what time of day photography of your property should be taken to show your property at its best in any season. Hiring a property stylist to style your property to help create comfortable settings is also a good idea.

For the beachfront market particularly it makes sense to sell in the winter – investors will want to take advantage of the higher returns by the summer months, whilst owner occupiers will want to be in their new home for the holiday season to enjoy with close friends and family.

In winter there is plenty of active buyers but less stock – which means it is actually much more competitive as buyers are pushing to be in their new home and complete any renovations by Christmas.

The End of Financial Year always brings more buyers into the marketplace, particularly more investors.
